Tender

On Tuesday 2nd October 2012 we had our tender appointment. Having never built before i was a little nervous about this appointment as I didn't really know what it involved or what to expect.

First we were shown a site plan which was an outline of our block with the exact location the house would be built on it as well as where all the service points were (water, electricity & gas)

Then we were given our FIXED PRICE TENDER DOCUMENT this detailed the house type, chosen façade  discounts, site costs, bushfire assessment level, the included promotions and costs of changes to the plan i.e. extra doors, walls etc. as well as the cost of a few colour upgrades we had chosen from our visit to Hopeton.

It is after this point that no structural changes will be accepted and also your best opportunity to get prices for any upgrades & changes you would like.

Every time you change something in the document or want a price on something else it is taken away, the document updated and a new document provided, this process keeps going until you are happy with everything it contains.

The best advise is to go in prepared with some idea of what you would expect your site costs to be, do some research on what slab classifications have been used by those that have already built around you and to keep asking questions & keep asking the costs they have given you to be justified until you are comfortable that that the pricing is fair.

After 4 tender documents & 3.5 hours we signed the fixed price tender & paid the balance of a 3% deposit.

Porter Davis will now order our final working drawings & 6 star energy efficient rating.

Next up is our colour, electrical & tile selections on the 17th October.
